Community Survey
What do homeowners think about living in our community? This is the first survey (planned annually) for feedback on aspects of our community and it's membership.

Caring for Our Common Area Parks
Policy and signage were developed to prohibit motorized vehicles from treading on turf and hardscape areas, thus preserving our parks for the enjoyment of the community.

Landscape Maintenance
A new landscape services provider, Genesis, was hired in the Fall of 2024. Our landscape is significantly improving!

Drywell Maintenance
Drywells are underneath our greenspace areas, and hold excess water from monsoons. They are regularly inspected and maintained.

Streets -
Surface Crack Fill and Seal Coat
Sunland Asphalt performed 5 year mainten- ance for streets. This resealing is a top-coat that keeps underlying asphalt from drying out. Eventually, the top 3" of asphalt will need to be ground up and replaced.

Irrigation Controller Replacement
New irrigation timers that have ET algorithm capability appropriate for the Arizona climate and soil conditions were installed. Commercial timers with the number of stations equal to or greater than the number of valves were chosen, correcting deficiencies in previous equipment.

Vendor Management
Supplement property management company efforts to ensure appropriate oversight

Wall Evaluation Study
ESS Engineering Services was contracted to measure selected common walls, to determine if there is movement. Many communities regularly monitor their common walls.

Gate Code Update Project
Our Community gate access methods are being updated this year.

Irrigation Maintenance
Ongoing repairs to our aging irrigation system are ongoing.

Reclaimed Water Source Inlet
Since switching to reclaimed water for irrigation, we no longer need a backflow prevention assembly. It was replaced when it started to leak. The new straight pipe and shutoff are purple, per code for reclaimed water plumbing.

Landscape Erosion Remediation
Over the years, soil levels have worn away, leaving potential trip hazards and exposing areas of view fence walls. This deferred maintenance was addressed in areas of the main park and playground park.

Annual Budget
Budgets are evaluated and submitted in the quarter prior to the next fiscal year. The 2026 proposed budget is currently in development. Next-year budgets are printed on the back of the December assessment billing statement.
