 In addition to onboarding to new roles, revitalizing communications, events, and committees,  and working with the management company on items of community interest both current and previously deferred,  the Board and Committees have been working items like these listed below.

Community Survey

What do homeowners think about living in our community? This is the first survey (planned annually) for feedback on aspects of our community and it's membership. (Link)

Landscape Maintenance

A new landscape services provider, Genesis, was hired in the Fall of 2024.  Our landscape is significantly improving!

Drywells are underneath our greenspace areas, and hold excess water from monsoons. They are regularly inspected and maintained.

Annual Budget

Budgets are evaluated and submitted in the quarter prior to the next fiscal year.  The 2024 budget was refined based upon comparisons with to-date actuals from 2023, vendor contract review, the existing reserve study, and modelling from previous years.  A number of adjustments were made to refine this planning document for 2024. The effort continued to be refined for the 2025 budget. Next-year budgets are printed on the back of the December assessment billing statement.

Irrigation Maintenance

Ongoing repairs to our aging irrigation system are ongoing.

Reclaimed Water Source Inlet

Since switching to reclaimed water for irrigation, we no longer need a backflow prevention assembly.  It was replaced when it started to leak. The new straight pipe and shutoff are purple, per code for reclaimed water plumbing.

Project Teams

Understanding that many homeowners would like to help with community-wide activities, but may not have time for a standing committee, the concept of a short term Project Team, with engagement and opportunities to meet neighbors as added benefits was developed.  Please volunteer today, using the volunteer tab on our community website, form included with the billing statement, or a contacting a Board member or property management company representative.
