I need help in picking out house paint colors
How were the choices developed? Are their enough to meet different tastes, but still look good in the community?

Our paint palette was custom-developed, using design of our community as the basis.

The selection criteria for colors included design harmony with existing houses, a range of light to medium body colors, and a range of undertones to offer choices for those preferring warm or cool colors, and a range of compatible hues. These base colors and combinations were evaluated in early and late day outdoor lighting conditions, as the perception of color of some paints changes with lighting conditions.

Homeowners picked their favorite body colors, and the final listing was approved by the Board at a Homeowner's meeting. The palette is listed on our community website and the property management landing page website.

How long does it take to review my request?
The committee has 30 days to review after receipt of the request. In general, the committee strives to review within a two week timeframe, recognizing that homeowners appreciate hearing back sooner rather than later. Work is not to proceed until an approval is obtained.

Why is it important to keep up the appearance of my yard?
We are a community that enjoys walking, and a nice yard makes everyone’s day brighter. It also increases the curb appeal of your property and our community, which can lead to higher property values.

How are committee members qualified?
Members are volunteers from the community, who have experience in color and technical aspects of paint. Per the CCR's, members are appointed by the Board. This is done in the open homeowners meeting.

How are the governing documents useful?
Our community is full of examples of homeowners making beautiful changes to their property, increasing aesthetics and property values for all. The CCR's communicate expectations for properties, provide a framework for design harmony, are a deed restriction for homeowners, and are publicly recorded by Maricopa County. The CCR's have precedence over other governing documents and processes. Making choices consistent with our governing documents keeps harmony in our community, and maintains aesthetics and property values.
The CCR's authorize creation and maintenance of the Design Guidelines and Association Rules.

How do I request approval for an architectural-related improvement?
Painting your house, planting trees, and any other home or landscaping improvement that is visible from a neighbors house are all examples of architectural improvements requiring review and approval.

Include information needed for evaluation. Depending on the type of improvement, generally this is a site plan, description or pictures indicating color and design, and setbacks from the property lines. The Design Guidelines and Association Rules provide more information.

The homeowner is responsible for obtaining all municipal permits, approvals and supporting evaluations. The architectural approval is not in lieu of governmental requirements. Attaching applicable permits and governmental approvals to the architectural request is a good practice.

Tips for a Successful Architectural Request
Make sure your proposed changes are consistent with the design harmony of our community. Does it look good for you and for our neighbors? Consider how they feel too!

Think about what is needed to evaluate the request, and provide that information. The Design Guidelines and Association Rules are a good reference. Not having a site plan including dimensions and distances is a primary reason why some applications are returned. Returned applications provide a rationale; a new request using this guidance should be submitted for approval.

Can I get some help in picking out or maintaining my plants?
There are a number of local nurseries that offer design services, and looking at neighbor’s yards and our common areas is also helpful. ARC committee members can provide some consulting by request. The Association landscaper provides maintenance suggestions, the City of Chandler offers workshops, and in-person consulting is available through Maricopa County Ask A Master Gardener events at Valley libraries.

What happens at an ARC Committee meeting?
Committee meetings are on an as-needed basis and are not regularly scheduled. Past projects include revising our community paint palette, making color sample books for loan, and updating the Design Guidelines for Board approval. Other projects are described on this page.
